Hi everyone,

As we've been researching a potential move to PHX area (leaning toward Scottsdale), I've found the community and information here invaluable.

We are considering properties with room to build a guest house and I'm looking for someone with some insight into this process.
- Pros/Cons
- Costs (I realize these vary wildly)
- Size of guest house.
- Any other insight you may have...

The first consideration will, of course, be zoning, the area must allow for it or you will have to get a variance which could be costly. The second consideration will be HOA rules if any, so either a community that allows them or a non-HOA location.

Many homes in N. Scottsdale have Casitas. Some attached, with separate entrances, some detached. In most cases, the guest quarters/casitas will be limited with regard to kitchen areas. In most cases, your will be limited to sink, refrigerator and microwave, generally full kitchens are not allowed (again zoning will determine what is allowed).

Right now "next generation" homes, homes that accommodate multi-generational families, are popular. Several builders are offering these configurations, so you may wish to consider that rather than going through the trouble of planning, permitting and building your own.

Most casitas run in the 400 sq ft range. Yes, costs may vary wildly based on size, construction quality, lot size, etc.

If you are searching on the internet for homes, look for two terms. "guest quarters" or "casita". You will find many options.

We are currently building a house in Estrella in Goodyear with a semi attached casita with a full bathroom and walk in closet. Unlike some homes, it is located in the back yard just off the patio. The cost to add it was $25k, which included extending the patio. It has its own HVAC and can be had with a kitchenette as well (though we didn't opt for that). The size is around 250 square feet. Not big by any means, but adequate for house guests.
