I`ve got a home on the rental market. Overall the property is in very good shape except for a few sunscreens are missing.

The windows all have blinds and I was hoping to tell my property manager to write in the lease agreement about the missing sunscreens. I would prefer to replace them at another time especially since I will need to have new frames built.

However, are missing sunscreens a deal breaker in AZ?

Something many people can`t leave without?

I know of many people who take them off because they darken rooms too much for their taste. Not only that, but many new homes don't have them at all. They were once standard, but are now an upgrade.

I agree with Ponderosa. I wouldn't worry about it. Besides, they're ugly. Personally, I'd replace with window tint.

Sunscreens wouldn't matter, especially on a rental. Many rentals are stripped down.

Sunscreens aren't going to be a big differentiator. Window screens missing would be an annoyance though.

I don't know if missing sunscreens are a deal breaker necessarily. I guess it just depends on whether or not you open your windows in the cooler months.

I currently rent a house in west Phoenix. About 4 months ago we had a near break-in in the middle of the night. The guy had pryed off pretty much every screen around the house and damaged them beyond the point of repair. I've notified the landlord but he doesn't care. As for whether or not you should include them being missing in your walk-through checklist (if I am assuming this is what you mean by "include it in the lease"), I HIGHLY recommend you do. The last thing you want is for your LL to charge you for them upon move out even though they were missing when you moved in.

Low E glass is better and will not heat up like the tinted windows.

^^^^ Low e glass is good, but low e glass AND sunscreens on sun-struck windows is the best (and I like the room darkening in the summer.)

There will be holes in the screens that the tenants cut out to make crack pipes.
