Keep in mind, Cognito, the Phoenix area is HUGE! It's over 70 miles from one end to the other. The chance that most people have even heard of the subdivision in question is pretty slim. I looked it up on the internet, Cooper Commons appears to be on the southernmost part of the East Valley in south Chandler (by Cooper Rd and Hunt Hwy), bordering the Gila River Indian Reservation. That whole part of town is extremely new and rapidly growing. It's the epitome of suburbia-- 100% pure suburban to the core. A lot of gated communities. I know that on nearby Riggs Rd you will still see tractors sharing the road with automobiles. It's really weird; you will be driving on the street, and it will be a fully modern, 4 or 6 lane boulevard with sidewalks and landscaping and everything, then out of nowhere, boom!, the road shrinks to a 2 lane beat up farm road with a thin surface of asphalt, then it goes back to a modern road on one side of the street, then... you get the idea. One thing I would say if you buy a home backing up to an Indian reservation; it may be open land now, but do NOT assume that a casino won't be built right behind you some day. I think there was an article about this a few months back in the AZ Republic.

Thank you for the reply! It's hard to wrap one's mind around the size of Phoenix! I surely wouldn't want to own a condo/house across from a casino but maybe it would make it very appealing to renters. LOL!
