As a buyer, I love it when HD and Lowes are close together. I often end up visiting both stores on the same trip.

Your examples are a little different. Car dealers congregate because people like going to one area to shop for many car brands. Of if someone is shopping for a used car, they have 5-10 dealerships to shop. Notice there are not normally two Toyota or two Chevy dealerships in the same area.

When I cannot find something at Lowes, I am go across the street to see what they have at Home Depot. And when I am looking to buy flooring or other unique products, I will shop both before I decide where and what I will buy. Bars and restaurants work well together because some people like to visit many like a pub crawl. When I go to Westgate, I always visit 2-3 spots. Often, we point our car in a direction and figure out which spot to visit once we get closer. If there is a long wait, we might bail on one restaurant dine at another.

Back to the OP's question. Drive Shack is building their 1st venue in Orlando. They are also planning on building #2 in Glendale, AZ and #3 in Richmond, VA. Oddly enough and like Glendale, both venues will also be in Richmond, VA.

At this point, the exact details on how Drive Shack’s driving range experience will be is still confidential. I looked at the Orlando restaurant internal pictures and it looked less formal https://www.azcentral.com/story/news...ale/671724001/ So at 1st glance, I didn't like the feel.

If I am a better man, I would have guessed Top Golf followed Drive Shack into Glendale in an attempt to make their market penetration more difficult. I would have guessed that they would try and put a squeeze on them to slow them down. But I was wrong because it was the opposite. So it seems that Drive Shack thinks they have a better product and they are willing to go head-to-head with an in-your-face, here we are approach. I get that. But the point is there are synergies and they may apply in the present case as well. I presume these people did their homework with respect to that. Maybe a golf mecca is what will work for the area.

Yep. Clearly Westgate and surrounding area has become the entertainment cluster for the West Valley, just like the Talking Stick/Pavilions area is for the East Valley. If they differentiate themselves enough each business can do well.
