Other than that it's mostly just bland suburbia and a few areas of nice old citrus grove estates (parts of north Mesa) and some really nice newer master plans (Las Sendas, Red Mountain Ranch, and Eastmark).
I actually live right on your "boundaries" and haven't had any issues.

Hence why I said "generally bounded" in my description. It's not a perfect description and there are some pockets within there that are perfectly fine.

Oh you want a non-PC opinion about an area? Why don’t you just drive around the parts of Mesa you’re interested in and look for all of your non-PC elements of a bad neighborhood? Instead of coming on here and playing it sly, why not just say you’re looking for neighborhoods without poor minorities? I mean come on it’s not like most people aren’t thinking that when looking for a house, so I’m not really criticising you for that, but don’t act honest and “real” by saying you’re looking for a non-PC opinion. Just say it straight up.

How many who replied actually live in Mesa? I see one person says they do but I find most who post in this forum are retired snow birds who moved from the mid-west live in the west valley which I call the Mecca of Michigan, or suburb of Chicago.

I don't live in Mesa but I work there so I'm in it most days. I also used to work for the City of Mesa. I'm very familiar with most parts of the city.

But yes, I have been living in Tempe on the border of Mesa(out my window) and I'm moving to Northeast Mesa next month.

I can't vouch for all of Mesa, but I'm in NW and not too far from downtown Mesa. Some blocks are nice, others are lower income but still decent (clean, no jacked up cars). The "income" of a street can vary widely within a 3-4 block radius. Your best bet really is to just drive around the city one afternoon. Once you see areas you like, go back and do a nighttime drive-thru, preferably on a Friday or Saturday night. Personally, if I were to buy a house in Mesa, I'd look in parts of Dobson Ranch and also the far east end of Mesa. But that's my preference, I don't have kids so I don't have to worry about whatever school I might be buying near.

Generally south of the US60 freeway.

Southeast is one of the nicer parts. There are also some parts in North Mesa by that part of the 202.

Dobson Ranch can be nice. It’s hard to draw lines because Mesa is all pockets.
