I will have a car so it shouldn't be an issue. Even far east in Gilbert according to google maps it's a 30 minute drive to where I'd work which is fine with me. And since I'll be working the off shift traffic shouldn't be an issue.

Tempe may be a bit out of the range...some of the neighborhoods have gone up significantly and 1970s block homes are going for $400k +. South Scottsdale would be hit and miss unless you want a patio home. Gilbert...probably around 1500sq ft 15+ year old home. Some areas of Chandler would be doable...but probably not a new build. Most of the newer neighborhoods are starting in the high 200s to 300s...meaning final price is more likely $325+.

Unfortunately the days of finding a decent sub $300k home in the East Valley are quickly disappearing unless you are okay with an older home.

Mainly what I'm looking for is a house that is fairly modern that doesn't require a lot of fixing up and I would like a garage. Prefer to have 1300 square feet and up. I'd like to stay East Valley because it seems there is more going on there, more modern, etc. Plus it just left me overall with a better impression during my time there. I do not want a condo or patio home. There are still houses I see that are in the 250k range give or take a little in those three cities that I see getting sold that I like, so I think they can still be had.

Any general advice based off those three locations for pros/cons of each?

Gilbert/Chandler single family1400ish sqft, there's more than a few on mls right now. Liberatarian and gun enthusiast? You will feel at home in the south east valley.

Sure, but a young single guy in Gildler doesn’t seem like a match. I’d suggest a condo or renting until the budget can afford a more central, happening spot.

Well...there is DT Gilbert for nightlife...DT Chandler has a couple of good hangouts (Murphy's Law)...I agree that a single person in suburbia may get bored but there are enough single meet-up groups in the Valley to be able to get out and do things, at least until he makes some friends and establishes a network. Still a hike to sporting events and concerts etc. if that is what he is into.

Honestly, if I were single and moving to the valley I would be looking for a patio home or townhouse with a garage. Minimum yard maintenance so you aren't stuck working on the house and have down time when not working. People don't move here for a constant work pressure environment...too much to get out and see/do to be worried about work all the time.

The nightlife situation in Gilbert is not one I’d pick as a single male. Gilbert is great for those with a wife and kids, not single men. Chandler is a little better because it has younger single people moving there for work. But all things being equal, a single or young male would be better served in the inner rung of Scottsdale/Tempe/Phoenix.

In fact, because he’s working in Scottsdale, Gilbert makes zero sense.

Unless he is not into the "bar scene"...only the OP can gauge that.

If he wants to be around other people like him, he’ll want to be over there. Bars are part of it, but so are restaurants, art, events, recreational opportunities etc. Plus his initial social scene will be at work. Who wants to go out for happy hour in Scottsdale only to risk a dui during evening rush hour to Gilbert?

Unless he’s secretly married with children that go to school, he will be very out of place in Gilbert.

I actually do not drink at all. I'll go to a bar with people to hang out and stuff but I just don't drink.

I don't think that really matters. There are so many reasons to be more centrally located than access to bars. What about dating? You'll be driving all over. And for what? So you can have a small cookie-cutter house in the suburbs? There's nothing wrong with that if that's what you decide is the best for you, but hopefully you've gotten some additional perspective here.
