Hi, everyone - I live out of state, I'm retiring in January, and I'm planning a move to the Phoenix area. I have been looking online at 55 + manufactured home communities and I have seen several lovely homes for sale in Fountain of the Sun, but I have also recently seen two homes for sale that I can only describe as totally trashed. Boarded up windows, graffiti painted on the side of the house, you get the picture. The insides were even worse, but of course no one can tell you what to do with the inside of your house. I guess I was just kind of surprised that the HOA would allow the outside to be in that condition. There have been past discussions about HOA rules and how unreasonable they can be, but it seems like this HOA should be doing more, or are my expectations unreasonable? Does the HOA have the authority to say clean up your property or get out? Or is this something the neighbors just have to put up with? I will be visiting in person in November, but I just wanted to get an idea of what other people have experienced in this regard. Thanks in advance for your input.

Where is Fountain of the Sun? Each HOA is going to have different rules and varying levels of enforcement; some are stricter than others.

When you are here visiting, only way to know for sure about how that HOA operates is to knock on the neighbors door and ask them. Plus that will give you a chance to figure out if the neighbors are people you would want to live by.

The home in your link is in a different subdivision>> DESERT SANDS GOLF & COUNTRY CLUB << which doesn't have an HOA and I don't believe is in a 55+ community. The community you mention is in an HOA and has a lot of nice homes from $130k, older community some of these homes need updating. There are also new build homes <=$225k, that are not manufactured homes, in the area.

Some friends of mine live in a SFH in Fountain of the Sun. Nice area, the houses are very close together and the back yards (at least in the area where my friends are) are small, with wrought iron fencing so you can see into the yards behind you. Not enough privacy in that area for my taste, but YMMV.

Thanks, everyone, for your replies. Apparently there is a small corner inside the Fountain of the Sun property line that is not actually part of the FOS community and the homes in that one area are not maintained according to the FOS rules. It's rather unfortunate because there are some nice homes on that street but the presence of the trashed out houses would make me very leery of moving into that area.
