We are retiring to Phoenix area within next few months. We found a house we like in this subdivision, and want some honest opinions from people who live there. Thanks. BTW night life is not important to us, we are in mid fifties, quiet and low rime, healthcare is important

It’s quiet decent entry level and generic. Nothing wrong with it for your purposes .

Advice for Surprise in general or advice for your specific neighborhood? I'm in my low 50's, semi-retired (I won't ever retire), and I live 6 months in Surprise. What do you want to know? I cannot speak for your specific home. But before you buy, do a drive though in our neighborhood. See https://www.google.com/maps/place/Ma...4d-112.3904033 Drop the little man (lower right hand corner) and place him on any road on the left portion of the developed side of the neighborhood and check it out (where are of the roads are completed). You will see non-typical architectures, different paint colors and finishes than tan stucco, close to 20 parks, tree lined streets, carefully planned street layouts, etc. We were not looking for just a roof over our head. So there is a small premium for the area.

When I was looking for homes, I wanted nice, safe, with the infrastructure complete. Via the internet, I "looked at" a thousand homes. When the real estate agent drove up in our neighborhood I was sold. I didn't bother going into any other homes on the list in other areas of Surprise (of course there are other nice hoods; but if you drive inside of it, you will immediately see what I mean. As in when I drove into the another neighborhood to see the next house, I told our agent to turn around. We spend two days looking at 15 homes in our hood (there were dozens of foreclosures in 2011) and I bought a house contingent on my wife liking the layout. She flew in, loved it and that's the rest of the story.

The dig on Surprise is it is farther out and some people want more than chain restaurants and box store retail. We frequent the small independent restaurants often. I don't care about higher end retail. But in a perfect world, I'd love to pluck my neighborhood and plant it in Scottsdale. Actually it's called DC Ranch at $260 a square foot versus $110. It's not worth it to me but my wife wants to be closer in.
