I was checking out American Home Rentals criteria for potential tenants and read that they require a guarantor with 4 times the income of the rent amount. I have an email into them asking to confirm this, but I don't expect a reply any time soon. How would a single income family accommodate the need of a guarantor? Have any of you had first or second-hand experience in dealing with this company? Are they decent to deal with if one can qualify?

What is American Home Rentals? Are you saying they need an additional guarantor even when the primary tenant qualifies on their own? I don’t see the need.

I missed a sentence above, a Guarantor refers specifically to someone who will guarantee the rent payment because of the renter or tenant not having income sufficient to meet the income criteria. My mistake. Thanks for replying.

No, I understand what a guarantor is, I’m just not sure of the question. Are you saying that they require an additional guarantor, even when the tenant qualifies? I Googled the company and couldn’t find anything with that name.

I think it means either you must be able to show income 4 times the rent or someone else must be a guarantor.
