If your hoa does not have any known bylaws, how do we know if quorum was established when voting for a new board?

Can votes be voided and not counted but still used for quorum purposes?

Please help!

State statute defines a quorum if not mentioned in the documents.(51%)Many condo associations have a lower number.

Votes can be voided if the owner isn't in good standing, the ballot isn't signed for budget or amendment votes or the envelope isn't signed for board of director votes. There is only a secret ballot when you vote for "people". The ballot must be signed when you vote for "things" unless your documents state otherwise.

You can read the Arizona Condominium Act online. If your association is incorporated it must also follow the Non Profit Corporation Act.

so if we have no bylaws we would be governed by the 51% rule?
I have never heard of an owner not being able to vote if they are not in good standing? What does good standing mean?

Most of the time it means your condo fees are current. Some may add if you have no violations such as wrong door.
