HI, I am new to this forum. Can someone tell me the good and bad neighborhoods in Suprise? In general I mean. My son is looking for a 4 or 5 bedroom home in the $300,000 range. Ty for any information! He lives in Illinois now.

I live here 6 months a year. Good and bad? There are no bad neighborhoods. $300K range? Is that $310K or $380K? What is his priorities?

Yeah, not really any bad neighborhoods in Surprise. I've been here about 3 years, live next to Surprise, and do most of my shopping there. $300K will get you a lot of house in Surprise. He'll most likely be in an HOA so pay attention to what the fees and amenities are.

If I were moving to Surprise, I'd probably stay away from the far east side of Surprise because things get a little more run down as you get into El Mirage. Not that El Mirage is horrible by any stretch but there is more lower income housing there and El Mirage has speed cameras. Poo poo on speed cameras.

What’s your definition of ‘bad’? They’re all bad if you like having easy access to much of what the area has to offer. They’re all good if you simply want a house that would be unaffordable elsewhere.

The op was asking the opinions of people who actually know the neighborhoods inside the same town. The op doesn't live in PHX area. Rather, he lives in Las Vegas. Maybe his son plans to visit his father often and wants to pick a suburb closer by? Being close by family is important to a lot of people. Maybe his son took a job in Surprise?

Like every town in the area, there are subdivisions that have a different feel. I assume that's what he was asking about including dodging any less-than-ideal areas. He wants a 4-5 bedroom home and he has a budget because he is "rich".... With children. Because I'm saver, I'd have a couple more million in the bank if I didn't have children. In hindsight, I wish I had at least one more child or possibly two. I think about that often. For us, having more money and no kids would have been an unfulfilling life.

I've been working with an "experienced" realtors (15 years in the business) who din't know much about multiple developments inside of the same town. That's pretty common. This very nice and professional agent show me around Gilbert. He was two answers deep with questions on say, Seville (he didn't know what a social club membership was), has never had a showing in Val Vista Lakes, etc. Needless to say, I was working with the wrong "experienced" agent.

The previous posters are right; there aren't any "bad" neighborhoods in Surprise. Some are just nicer than others. It's also a good idea to look at school ratings for the schools closest to a home as well since that is important if you hav kids and can effect resale value.

I live in Marley Park, where you can find some 4 bedroom homes in the $300,000 range, which I consider the nicest neighborhood in Surprise. I love this neighborhood for the amenities (two, soon to be three, pools and a pool house and club house, 20 parks with play structures, splash pads, etc. along with tree lined streets, and lots of community events to help you meet your neighbors) and the A+ rated public school and the top rated charter school right in our neighborhood. I also highly recommend nearby Greer Ranch (that was our second choice Surprise neighborhood when we were house shopping), as well as Veramonte. Other neighborhoods to look at (that are fine but not quite as nice as the above, in my opinion) are Surprise Farms, Rancho Gabriela and Sierra Montana.
