Looking for opinions on the reputation and future equity potential in Norterra, Sonoran Foothills, Tramonto vs. Aviano at Desert Ridge. I'm a little concerned that Norterra is more of an entry level or first time home buyer area and I've not heard great things about Barry Goldwater High School.

I really like Aviano but the HOA and taxes are high. Its still cheaper than Scottsdale per square foot. My commute is almost equal from each location. I would appreciate any feedback or future speculation of each area.

Norterra, Sonoran Foothills, Tramonto is anything but an entry level community. While there are some smaller lower priced homes, most of the newer developments are quite upscale.

I also noticed you only commented on Aviano, but there are other developments like Fireside and Santuary, in the Desert Ridge area that may meet your needs. One thing I never liked about Aviano was the zero lot line homes in some of the sections.

Just make sure you are comparing apples to apples.

My good friends and realtors moved to Norterra and they love it. Obviously they see the value in it, but they did say they waited to move there from Paradise Valley once their kids were grown and out of school because of the school ratings.

I'm married to a graduate and can attest that great things can come out of the school. It was a few years ago, however.

I can assure you that I have no bias whatsoever.
