There was a lot of R1-14 zoning in 85032, which had a minimum of 14K sq ft lots. Much of it was downzoned before building but some of it, like our old neighborhood, more or less 46th St from Greenway to Nisbet, retained that zoning, resulting in big lots. Ours was 15.4 sq ft (110x140).

So, we just included Cave Creek just north of 101 in our search, only to be laughingly told by my receptionist that Cave Creek is know as a big "swinger" area : (( I'm a live and let live type of person and not a prude, but we would like to make nonswinger friends in their 50's. Is she just messing with me, or is this a thing?

Cave Creek isn’t “just north of the 101”. It’s pretty far up there. As for your receptionist, I’d ask how she knows that! That was the rumor for Anthem and I’ve never heard that about Cave Creek. Either way, both places have sizable populations, so of course it’s not a real thing.

Probably means near Cave Creek Road, just north of the 101.

Definitely look at Desert Ridge. Stay in the parts of 85032 that are closer to the freeway. That is a better area. Also it would be certainly worth your while to look at 85254 and 85260. In my opinion that is a better area than 85032.

Depends 'where' in Cave Creek you're talking about. We moved to Cave Creek earlier this year, but literally a street from the Phoenix divide, just north of Jomax at Tatum.

I'm 5-8 minutes from Desert Ridge and the 101, our house, for the size is about 25% more affordable than if i lived 10-15 minutes down the road. We're a 15-20 minute drive from everything in North Scottsdale or PV that we utilize, so for us, it's a perfect balance of affordability and location.
