I come to find out our house has been marked as a Residential Rental for the past 4 years.

1) Anybody know if that means we've been paying more in property taxes?
---if so, any possibility we can claim for a refund from Maricopa?

2) Who's fault is this screw up?

Anybody else ran into this before?

Yes, you've been paying more than since your home has been listed as a rental.

Who's fault is this?

Go to or call the assessors office and ask to see the records. You need to find out who signed the document changing your property from owner occupied to rental. If it wasn't you than you should get a refund for each of the four years.

I haven't had any screw ups but several times I've registered a property as a rental and then switch back to owner occupied a few years later.

Well the property was a rental before we bought it...but who's responsible for updating that? Title company? R/E Agent? Owner?

Did I screw up by not knowing this beforehand?

I'm reading residential rentals have the same property tax:

There is a good $250 a year difference.

My guess is the Assessors office will not issue a refund.

Found this in the instructions:

Maybe you will. It was clearly a mistake. Go to the office and show them documentation verifying the purchase date.

I remember receiving a card in the mail that I had to send back. It asked if I was going to occupy or rent.

Government efficiencies....A few days ago they finally corrected my property. Only took 4 months to update one item.

Now I find because it took 1/3rd of a year to complete the update, during that time 2021 tax amounts were released, and I had only requested 2020 backwards...thus 2021 is being taxed as a rental property...Wonder if they'll take another 4-6 months, and 2022 will be complete and I'll just go in a never-ending cycle.

Imagine any other business taking 4-months to update a record...

On plus side, post above was correct, got a refund for each year, so at least getting some money back although I can't refinance my property at best rates because its an "investment" property still shows.. Ugh...

What if one owns a house that used to be a rental, but is now unoccupied/vacant and no longer a rental. Is there a category for that?

That's not how banks determine investment vs residential loans...
