We are currently thinking of buying a house in Verado. Does ANYONE know if a stand-by generator is permitted in the VERADO community? We haven't received any info. about H.O.A. C.C.R's. It is installed OUTSIDE.

I just wanted to say that most of us probably have no idea. I live in Goodyear, and I can't think of the last time my power went out. If you live here, that probably makes sense. If you live in another part of the country were weather-related outages occur, we just don't experience that in the metro area.

Default Verrado Generator Guidelines

Here's an excerpt from the Residential Design Guidelines for Verrado, section 4.44:
4.44. Generators. Permanent, ground‐mounted, generators for residential use or similar equipment may be allowed if approved by the DRC prior to installation and subject to the design criteria noted below:
a) If allowed by the DRC, a residential generator must be a self‐contained, self‐insulated, package
unit that is specifically manufactured for residential use with low noise output. The generator
must have a decibel rating of 70dbA@7m or less.
b) The generator must be ground‐mounted and may not be located within the Front Yard Zone or
visible from Public View. All portions of the generator including all cables, disconnects, and
accessories must be screened from Public View on all sides by means of a solid screen wall or Yard Wall and by a solid gate that are a minimum of twelve inches (12") higher than the highest point of the generator. If the screen wall around the equipment is visible from Public View, the screen wall shall be stuccoed and painted to match the Residence, unless otherwise approved by the DRC
.

Note: DRC = Design Review Committee


For what it's worth, I believe that Verrado is one of the best communities in the Phoenix area. It offer something for almost everybody.
