It's hard to figure this stuff out from 1,600 miles away. I have another question, though.

There's a new development at Heard Farm, at 10th Ave. and South Mountain Ave., which is one street south of Baseline. Does anyone know much about it? The home plans look really interesting - fresh and modern - but I'm not sure about that area and if people want to live there. Here's the link: https://heardfarm.com and the home prices with pool go up to $1.3 million and I'm sure much higher if you add on some extra features: https://www.redfin.com/AZ/Phoenix/84...home/176360304

The site says MAK is the builder, whoever they are.

Seems like it would be easy enough for my husband to get to his job in Chandler, or for me to head up to the Biltmore area to my office. I only have to go on in once a week to my job, at most. So it's more about a convenient place for commuting to Chandler.

Just sorting through home options. Seeking opinions. Thanks so much.

There are a number of upscale gated enclaves south of Baseline. This apparently is another. I like the house designs - something unique and different for Phoenix. That said, south Phoenix is historically the baddest part of town. Maryvale is worse, but it is a matter of degree. So you live in a nice development with a lot of low end homes to your north. There is shopping etc, but you might find yourself driving to Chandler or something for better "feel". I lived in that area when I first came here. It was mostly farms and flower gardens then, much has changed but it does remain conveniently located to a good deal of the metro.

I'm picturing Wayne on letterkenny saying, "that would be a hard no."

One thing to ask if you inquire is how that area handles rain. Areas of South Phoenix can be hectic when the heavy rains come.

very good point. I forgot about the washes and all of that. It's been so long since I've lived there.
