i had a topic of moving but it may have had too much in it so maybe 1 question at a time

i see lots of tin cans for sale in the area. most seem to be in mesa and apache junction. it seems they all start out at 100k and soon go down that might be normal. but some of the answers i got for the reason so many are for sale is that the park owners may have died and their kids are now selling the parks and that is causing the rush to sell off the homes as some are dumping them while they can. or the rental for the lot is going up so fast that the homeowners are selling to get out of the rising lots rents

so can anyone confirm this? it would be pointless to buy a home in one of those parks and then find the rent is going up or the park was sold and be forced to sell and move again.


one person said the parks are being sold and developers are taking over and tearing down the lots for building new homes. maybe that can be confirmed as well. the way the tin cans are set up on the lots it would be hard to remove them.

It's been a couple of years since I've been in the East Valley, but down here in Tucson I've had a front row seat to the razing of a couple of parks. Most trailers are not worth moving, so they get bulldozed. One park was in NW Tucson in a desirable neighborhood, the park came down and luxury condos erected in it's spot.

My parent's park was bought by a huge conglomerate that is snapping up parks called Cal-Am. The upshot was that Cal-Am upgraded the infrastructure like aging gas lines and sewer lines but the cost of lot rents went up. Plus the place lost it's folksy charm, instead of elderly residents volunteering to do gate duty or work around the clubhouse, they hired staff who did things by the book and wouldn't relent.

Just do your homework.

don't buy in an older mobile home park. reasons for selling, they died, a corporation bought it ( Tree House, Cal-Am ) and doubled the lot rent. It is about to be bulldozed for Multi-family, condos, bungalows, Apts. If The mobile home park is a brand new development that is different, they have small one-bedroom manufactured homes up to larger brand new ones for sale and higher lot rent.

You can get a mobile home in bullhead city and own the land..86442..would beat paying 700 for park rent anywhere. I own an old house in Gillette Wyoming and mobile on 7000 SF hit 200k pretty quick.
