We are thinking of purchasing a home in a 55 plus community. They have their own agents on site but I am wondering whether I should use the services of their agent or an independent agent. Any comments would be greatly appreciated.

I would think an independent agent would be better as they would be more likely to have your interests in mind and not the developers, as could be the case with the developer's agent. May come in handy when trying to negotiate on price or on upgrades.

ABSOLUTELY GET YOUR OWN AGENT. The developer's agent is working for the developer. That means the developer (the seller) is their client - NOT YOU. You need to protect yourself and that's why you should hire your own agent.

Most builders will require that you bring your own agent with you on your very first visit to the community. They will register you, which ensures you have your own representation, and that the agent will be paid a commission. If you've already been there, and talked to the on-site agent, it may be too late to bring in your own agent.

Yes, I bought two new construction homes in the past and didn't have an agent for either one. The agents on site were just sales reps for the builder, not actual realtors.
In any case, if realtors are involved, wouldn't the seller be paying the commission anyway? Sellers typically do, right? And it's the same amount whether there are one (full commission) or two agents (split 2 ways)?
