There are houses that were bought for investment and never lived in. .. there were lots of them in Anthem a while back... aluminum foil in the windows.

Other than that, I'd think there'd be a mix of blinds, shutters, and drapes/curtains, some of which might have been taken by the former owners.

Our house we recently bought was a foreclosure. The pictures were nice and the house was also nice.. just got lucky I guess.

The majority of bank owned homes require some sort of work. Some minor, and many major. However, there are a few that are move-in ready. The two bank owned listings that I have, and recently went under contract very quickly, were move-in ready. And they sold at close to listed price. One was over and the other slightly under list.

I research and look at homes every day, for myself to buy and rehab; for my investor clients; and for my buyer clients. I don't pay much attention to the pictures. I look at them to get a general idea, but have no expectation that they are a fair representation of the property condition.

Yesterday I viewed a house that has been on the market for a year. The listing did not mention anything about structural problems; but there was a very serious problem.

The carpet was all removed, and every room had large, long cracks in the slab, some up to 1 inch wide. And there were other issues.

The listed price of $125k was at the community market value level. It did not reflect that it may take up to $100k to cure the problem.

So don't rely on pictures. You need to see and closely inpsect the property.

As was mentioned by someone earlier, you're not going to be able to lowball a move in ready property and be successful. There are too many buyers out there now who recognize that there are tremoundous deals for the long haul. They know the value and they're buying the cream of the crop.
