If you received a 5 day notice to vacate was it because you withheld rent and were taken to court for eviction? Even if the property is being auctioned you still have to pay rent.
If not an eviction then it sounds like the auction already happened and the new owner is exercising their rights. Unfortunately, you may not have any recourse, I'm sorry, it is unfair I know.

Here is an article that has some information you might be able to use:

Arizona Tenant's Claims Against a Landlord When a Home is Lost in a Foreclosure

Also try this as well:

Arizona Tenants Advocates & Association - Renter & Tenant Rights - Break Lease Contract (http://www.arizonatenants.com/rollercoaster.htm - broken link)

And lastly, not sure this will help but you can check it out:

Tenants Together*:*Obama Signs New Federal Law Protecting Renters after Foreclosure

There are some new bills being considered to protect renters in these foreclosure situations but they are still in the consideration stage and have not been passed yet, so unfortunately they won't help you or all those like you right now. I'm sorry I couldn't be more help.

Here's a source that may help answer your question:

Renters in Foreclosure: What Are Their Rights? - Free Legal Information - Nolo (http://www.nolo.com/legal-encyclopedia/article-30064.html - broken link)

Basically, it will depend on the length of your current lease, and if the lender takes it back and sells the home to someone that wants to occupy it (or if someone else buys at auction and wants to occupy it). You will have at least 90 days before you have to leave, possibly longer.
