Well, i plan to work for a Banner hospital. There's one in Phoenix, Chandler and one coming to Surprise.

If Anthem North of Phoenix is better...why?

There is one on the west side right off the 101, Banner Estrella. New and very well run from patient perspective.

You can buy or rent a good or bad house in either location. The neighborhoods of each location would be about the same and you could be lucky with great neighbors next door at either north or south. The main point you need to look at is where you are working! I think Banner is in north Phoenix, therefore you want to live in the north Anthem. However Chandler is at the opposite end of the valley in the south east and a commute across the metro valley is IMPOSSIBLE each day. Pick a work location and then the end of the valley to live in.

North Anthem has been around and is more established. The southeast Anthem is more affordable since they just started selling homes this year. Traffic is thick for each one so it depends on where you work and what you want for your $$. Southeast Anthem will be a 45 minute commute to Chandler, not sure how long it takes for the north side commute. Either way is a battle during rush hour, but you can avoid it by driving during slow times.

There are many more Banner hospitals around the valley. But I agree the one in the north (the real one) is better, but the traffic is terrible to get up there and back.

The new one is hardly up and running it's so new. The other Anthem is way ahead as far as when it was built but it's hard to say what this new one will be like. Traffic stinks in both directions. N Anthem is higher priced and S Anthem may be a good future investment but maybe not. It's hard to tell what will happen out there. I think it's too far right now but maybe in 10 years more things will be out there and the roads will make for a better commute, I don't see it in the near future. My 2 cents for what it worth.
