Queen Creek does have homes under $100K and not all of them are short sales. I have a blog on here that has a Queen Creek market update where I have seperated Queen Creek into 3 different areas and given the information of what homes are selling for. Definetely research any area or subdivision you are thinking about moving to. I find it best to talk to the neighbors, visit local restaurants and businesses, you will find out everything you need to know and more .

I can have a buyer totally and completely qualified - all that is needed is the appraisal - which can be had in a couple of days.

We can close in a week.

IF someone does not want my buyer to get inspections, appraisals - I will NOT let my buyer buy the property - the seller is hiding something.

So what happens if the home appraises at more than the asking price, or less?

We are looking for a single family home near Phoenix, for around $80-$100k.

You get a good deal with more equity maybe...offer price won't go down....You guarantee your loan according to how preapproved goes...but remember closing costs, bank fees, title fees, etc., ...they nickel and dime you

Thanks for the info. I am meeting with my RA this weekend to go over things like this so I can get an idea of what I can afford and if I should wait.

If you in for a 300K home and up then i think you should wait and see. For 100K range i think you need to act FAST though.
