Mine didn't come today. Seems like it will be very exciting.

This is going to be a nightmare! Bye, bye home. Oh well, just a few more year here in Allegheny County and I can move out in the sticks to cut my life expenses by a ton. This area is only for the rich.

Pleasantly suprised here, though someone more familiar can clarify this for me.
Currently (as from the Allegheny County Assessment website):
Full Market Value County Assessed Value
Full Market Value:
Land Value$0
Building Value$160,000
Total Value$160,000
County Assessed Value:
Land Value$0
Building Value$145,000
Total Value$145,000


And what I got in the mail:

COMPARISON TO PRIOR MARKET VALUE:
CURRENT:
LAND: 0
Building: 160,000
Total Value: 160,000
TO (2012)
LAND: 0
Building: 178,800
Total Value: 178,800


basically what is the 145,000 from the website referring to?

The $15K "homestead" (for primary residence) exemption for county tax purposes. Whether your municipality or school district (ha!) also applies the homestead depends.

Unless you are a seasoned pro like myself, it is unlikely you will get a correct answer from people. I have been selling real estate for a zillion years. Believe me, people usually feel their home is worth more than it really is.

Ok, now I'm flabergasted.... just checked with a neighbor that literally has the exact same place & his is up $120,000 to $252,000. Is there no rhyme or reason to the values chosen? I mean I'm not complaining but he sure is.

I'm okay with mine. My little cottage is in a stable, but not highly in demand, neighborhood, so I think this makes sense.

Current

Building: 53,300
Total: 64,200

Not trying to get personal, but for informational purposes for those of us who will be buying in Pittsburgh in the near future, can you state the general area of town/neighborhood along with your new assessments?

Especially those that are a wash.

Mine is the SouthSide, for reality purposes in regards to actual places sold around me, I would say that my assessment is significantly under the actual market amount and that my neighbors is significantly over it with the actual value being somewhere in between.
