I'm renovating my 13th property in the last 6 years. They've ranged from being fire damaged, old and neglected, vacant for 7 years (complete gut rehab), a crack house (we found crack pipes), a dog boarding house that didn't have people living in it (dog **** all over the walls), last updated in the 50's and still had pink carpet.

I always make sure purchase price plus renovation costs is less than the final appraised value.

I have good plumbers, electricians, roofers, carpenters, general laborers, an attorney, a great banker and a good insurance guy.

Some people use the word "rehabber" or "developer" when talking about people who own and renovate old houses (that they don't live in).

Home Depot in East Liberty is like a meeting place for people of this sort. I'm there almost daily and I run into others and it is a good place to ask others questions, get ideas, find out about properties that might become available for sale, etc.
