Heartland Homes targets Pittsburgh's Lawrenceville neighborhood for townhome project - Pittsburgh Business Times

Quote:
The region’s second-largest homebuilder is considering a plan to build 32 townhouses on an undeveloped, 2.6-acre plot next to a cemetery in central Lawrenceville.

Lawrence-based Heartland Homes Inc. proposed the plan to a real estate committee meeting of the Lawrenceville Corporation a few weeks ago, according to sources who attended the meeting but spoke anonymously due to the plan’s preliminary nature.

I'm having a hard time figuring out where this is going to be, as there are no large, undeveloped plots next to the cemetery, and I don't think they'll be tearing up the community center or that existing apartment building. So they must mean near, not immediately adjacent.

The Heppenstal site is too big, but the former Giant Eagle site is too small.

So yeah, no clue at all.

Central Lawrenceville seems to be getting a lot of attention these days for new-build projects, which makes sense.

This provides an interesting alternative for people who might like to live in an urban environment but don't want to deal with the upkeep of an older home.

Maybe, or maybe not:

Heartland Homes, 101 Parkview Dr, Pittsburgh, PA 15236 - Reviews

I heard a coworker relating a nightmare story about Heartland in the office once. It seems that some others have had equally bad experiences? I don't really know anything about them to give an authoritative opinion, but my coworker's tale and reviews like these would scare me.

Does Heartland have any experience doing "urban infill" projects?

S&A Homes out of State College pretty much exclusively did suburba-sprawl before building the well-received Federal Street rowhouses.

Could it be part of Heppenstall?

This is what immediately comes to my mind:

Oakmont PA Homes for Sale | Edgewater in Oakmont

But Lawrenceville would presumably require something denser.

I live in a Heartland. There's a thread on here somewhere about the merits of the various local mass builders. Heartland tends to come in at the top of the three biggest. Any problems we've had have been minor, and you would find similar issues no matter who you built with.

I don't believe they have any experience in an urban setting... so it will be interesting to see.

Curious that the Business Times would say "a cemetary"... as opposed to identifying what is the most high-profile cemetary in Pittsburgh. Are there any other small cemetaries in that area?

Also... they describe the 2.6 acre plot as "undeveloped" as opposed to vacant, brownfield, etc.
