The school district is going to deter most people with children. However my friend just bought a townhouse in Wilkins Township for 58k. He is single and school district is not a concern. I think the house you linked seems like a good deal.
I think you're right. Are there any parts of Churchill which are considered better than others or is it mostly uniform?
The nicest part of Churchill is Churchill Road and the old part of Holland Road. By no means is Churchill the same on every street. Some streets have more modest homes and other streets have houses that much larger. However, it is a very nice well run borough.
I wouldn't expect much appreciation in the short term. In fact, the current owner is taking a loss on the house when fees are taken into consideration even if he or she gets her asking price.

You know you're right. I almost wonder if that's becoming a short sale. It also makes me wonder if that's the norm in Churchill or the aberration. I suppose it's all situational or case-by-case.
That's a very good buy and it's in a pretty good location. There aren't any bad areas of Churchill. The school district is iffy, but I think you can get a good education there if you try and work hard.
A house down the street is listed for roughly 86K. The owner is trying to flip it. He bought it for 40K in July. I personally wouldn't try to "invest" unless the house was cheaper. Every so often a foreclosure can be had for under 50K in Churchill. This is what I would be looking for. Realistically, redoing a small suburban house isn't that expensive.
I'm fairly sure the OP is a real estate investor and/or landlord, given he's always asking about deals he sees online or somewhere else.
At least he stopped putting "RE:" at the beginning of all his headlines.
