Any advice on best practice with mechanic's liens and renovations? From what I can tell (here) contractor/subcontractors have 6 months to file a lien.

I've heard that it is a good idea to have a 10% hold-back in the contract until that period is over, just in case the general contractor stiffs his subs and they then file a lien on your house.

Wouldn't it be a better idea to make sure the contractor is bonded by a solid firm, before you sign the contract in the first place?

mechanic's liens are nothing to mess with. It has been a very long time, but I believe they are FIRST in line as far as debt goes. If you are asking this question, I suggest you really do some homework and not bother with some forum. Give a real estate attorney a call.
