Do you think the building should be torn down and replaced with new development, and if so, what would work best there?

Its an interesting problem, because its such a highly visible location from Point park and in most pictures of downtown. But it's in what might be the most remote corner of downtown as far as foot traffic.

If it wasn't defaced by that awful reskinning, I'd argue for preservation. But the building is garbage as it stands, and out of scale with everything else close to the point. It should be demolished.

At minimum, build something on that surface lot at the corner of Boulevard of the Allies and Commonwealth Place.

Preservation Piooner will spank me (and not in the good way), but I think that building is just hideous. Wrecking ball it is.

It should be replaced with more affordably-priced $2,000/month apartments for people whose employers actually value their work.

I think it looks pretty bad, and if it can't be made a lot more appealing with a renovation, they should tear it down and replace with a new office bldg (or mixed-use development). It might make a good spot for a co-working location: not far from Gateway Station, close to the park and bike trail, and nice views. WeWork is looking for space in Pgh.

It's literally right across the street from Point State Park. I don't see any reason for it to be set aside as some sort of parklike environment.

That said, while it's not my favorite format, the whole area around the Point has a "towers in the park" vibe. While elsewhere downtown I'd want buildings flush with the sidewalk with good street engagement, I think it would be out of place in that particular area.

times are changing a bit. I never thought Id see you post 2k per month as "affordable"

With such a low vacancy rate for class A office space throughout the city, id bet it gets rebuilt as such. Hopefully it gets torn down and starts from scratch, but most likely it just gets a complete overhaul.
