What is the best way to see how much more home can be afforded in Butler county at the same monthly payment (since taxes are part of the mortgage payment?)

Butler county doesn't seem to have a nice site to figure out taxes like Allegheny county.

I'm looking to compare Hampton Twp or Richland Twp in Allegheny to Middlesex in Butler...

Butler is one of the few counties that does not have its assessments on line. They are very helpful in person and that info is user friendly at the courthouse. But ya gotta make the trip.

Those two sites do not give assessed value, only the millage rates. Butler County does not post assessed values.

Zillow often lists tax amounts. Find two comparable homes and you can get a sense of the difference. Anecdotally I think you'll spend 2 to 4 times as much for northern Allegheny vs southern Butler county. I work with someone who has a smaller house on the same acreage. I am in S Butler, he is in Hampton. His taxes are 3x what mine are.

Depends. When I lived in S.Butler my taxes were comparable to those who lived in North Allegheny County. Besides, Allegheny bases the taxes on market value. Butler on assessment. Allegheny has had a recent assessment. Butler hasn't had one in around 30 years. You can't really go by what is online. The taxes will have to be figured out by a little guessing and millage rates. And add a little extra room for growing boroughs/townships. I would get letters in the mail stating my taxes would go up for a project or schools.

I lived in Southern Butler County for 8 years after living in northern Allegheny County for 15 years. My Butler County taxes were just under half of my Allegheny County taxes on a comparable house. It's why i moved at the time.

Is there a significant difference in the tax rates or does the difference more to do with the assessed value that the two counties tax on?
