I am looking at their developments around Allentown and thought I would reach out to the western part of the state to see if anyone has any thoughts on this developer. My main concern are negotiating on costs of upgrades and “sticker price”. Thanks

I've been in mine for over a year. Construction quality is above average, not high end. It is like buying a car, they advertise 325K to start, very easy to hit 400K with just slight improvements. Not much negotiation wiggle room, prices are set. They did repair the punch list we had after the 6 month walk through. The only complaint I have is with Guardian. They screwed up the stereo speakers they installed. In hindsight I should have contracted someone else, poor customer service.

I have been looking at various active adult/55 plus communities for quite some time. Live in Pgh area. Looked at 3 or 4 Traditions communities in the area. I was underwhelmed for a number of reasons. Vinyl siding which to me is something that went out 20 years ago, prefer Hardie Plank product, or similar fiber cement board products. Some lot premiums over $50K, and you don't own the lot, just the dirt directly under the home. Crazy to me to pay a lot premium when you don't own the lot. Home setbacks so that driveways were very short, many homeowners SUVs/trucks hanging over the sidewalks or parked in the street. Not the aesthetics of a neighborhood that I've been searching for. And the pricing, as you mentioned, is very high. We don't have many options in the western part of the state. Pretty much Traditions and Epcon, and neither appeal to me personally. Everyone has different wants though - good luck in your search. Like to know where you decide.
