Just receive my 2010 tax notices. The "good" news is that my property value is increased, from $239K to $366K. So my tax increased from $5700 to $9500. As far as I know, the property value is continuing to decline in our area. I am going to appeal and I just dumbfounded...

Is this statement true in Port St Lucie ??

property taxes for homesteaded properties can only increase 3% per year.

Ling Ling.. do you claim your home as homesteaded? I would think yes. The last thing that was just recently in the news was from PSL that the taxes were raised in some areas and lowered in others so there would be pretty much no difference from last year. No reason why your property would be higher in taxes than last year. It doesn't make sense in this economy with homes selling for so much less than they were last year.

I have friends in Tradition, on the St Lucie River, in St Charles area, in PGA and including my large home all declined in value since last year.

Mill rates were raised so the county would supposedly get almost the same in taxes as last year. We declared homestead on our homes and I too would challenge the increase.

See where you stand in value if you go to the below site, click on street address, fill in the blanks, goto the Taxes tab and check out your neigbors RE bills.

Thank you all for your reply. Our homesteaded property is our house in Tradition. The value of our house in Tradition is also increased for 2% and tax is increased for 15% ($3900 to $4500, not including $1300 non-ad valorem). The property I was talking about is a condo we acquired two years ago in Fort Pierce. It is NOT homesteaded and it is close to ocean. When we bought the condo, we paid market value at that time and it was not a foreclosure or a short sale. I will look into the recent sales in that area before filling the appeal. It is just hard to believe that the value went up that much. My husband is very amused and he kept telling me that it might worth that much NOW.

Is there any truth to the fact that in PSL your taxes on a homestead home cant rise more than 3 % per year ?

The assessed value cannot rise more than 3%/year.... but cities get around it by raising the millage rate.

Ling Ling - Your home must be ocean access, or ocean front, but there still should not be a jump in assessed values like that. Email me with your property address, and I will be happy to pull up comps from the MLS and email them to you for your argument with the property appraiser. I have not seen an increase in tax assessment values anywhere close to a jump like that.

That's true for any homesteaded property in Florida.
