My mom is interested in moving down to Florida so we will be taking a trip visiting the east/west coast and of course central Florida just so she can figure out which part of Florida she likes the best. My mom is willing to spend upto $200,000 on a home.

What prices are these homes, from what I have found out is that vitalia took over this area not to long ago?
Are there any re-sales on any of the existing homes from the previous builders?

HOA's how do they compare to other communities in the area.

Is the area safe?

Since tradition is made up of multiple communities does it get really crowded in the tradition square area
Like what I have read what happens in the villages?

How far is the most local hospital?

Does vitalila have lots of activities for my mom to do like other 55 plus communities and are these activities
Shared with the other communities at traditions?

Thanks for answering my questions and if someone knows of another 55 plus in the area I would greatly appreciate it since we really don't know this area at all.

Hi Dis2Cruise,

We had looked at the Vitalia community when we were going to buy in Tradition and decided against it and bought in Town Park instead. The original builder in Vitalia had a lot of homes that were built using Chinese Drywall which is something you MUST stay away from. Although I have heard that they are now building a clubhouse and pool, when we were buying, they wouldn't confirm it was going to be done, so we passed on them.

The HOA fees for that community are probably around $300 a month which would include the HOA for the town of Tradition. Also included is your basic cable and internet.

Martin Memorial is building a hospital at the I-95 interchange at exit 118 which is about 2-3 miles from Vitalia. It is scheduled to open in December of 2013.

Each community in Tradition has their own activities, I know when I looked at Vitalia 2 years ago, they had quite a few things going on for the people that lived there. Most community activities are for those that live there only. However, Tradition has many activities and festivals throughout the year that residents and other people from around the area participate in.

The Cascades is a 55 and older community in Saint Lucie West which is about 10 minutes from Vitalia.


As far as I know (and hope) the area is very safe. We don't live there full time yet, but will in the fall. We have gone down to our house several times in the past year and a half and absolutely love the area.

Why are you scaring off this guy with the statement above. There was no evidence of that drywall in the original homes there and the new builder AV is building a great home.
All of the single family homes in tradition have had no Chinese drywall problems. The townhouses near the town center had and still has buildings using this product.

You are implying that the new builder is following in the footsteps of a previous builder and building a poolhouse with this inferior drywall when there is absolutely no evidence to the fact.

Chevy, I am not implying at all that the new builder is using Chinese drywall. I was told by AVATAR as well as my realtor that the original builder of Seasons did have some CDW issues. In fact some of the homes that were ON the market in Seasons during 2011 clearly stated that they contained the inferior drywall so contrary to your belief, I DID do my homework. Thank you.

If you read what it had written correctly, I stated that at the time I was looking (July 2011), the NEW builder (Avatar) would not commit as to whether they were going to build a new clubhouse and pool PERIOD. I may no implication that they would be using CDW especially that once my homework was near completion I knew that homes built in 2011 and later would NOT be using CDW and I am sure that would include other structures such as clubhouses, shops, hospitals and whatever else you may want to build.

I would certainly appreciate it if you would read things correctly before accusing people of making false statements and then calling them dumb.

When Avatar took over, some unfinished homes did have Chinese Drywall. Avatar had the tainted drywall identified and replaced and THEN put them on the market for sale. They were not marketed with tainted drywall. The home came with a licensed contractors certification that the home was free of any Chinese Drywall. By the way relatively few had the tainted drywall.
Based on their previous work, Avatar should be a good builder to finish the community. They are up and running advertising the community everywhere. If you want a finished 55 plus community in PSL I would recommend Cascades. Newer homes, huge clubhouse and plenty of activities in a great location in SLW.

Thank you Jim, the home that we had considered buying in Seasons was a CBS shell that had been built by the original owner and then finished by Avatar. As you indicated, there were a couple of other unsold completed homes that they acquired that did have CDW which they gutted and re-did.
There were also a couple of homes for sale by owner at that time that did have the CDW issue as well, which is why I indicated to be careful if looking for a home that had been built by the original builder.
I had no issues with what Avatar had built since they acquired the property, but because Avatar was going through corporate changes and were not willing to commit to us that they would completely develop Seasons, we decided to look elsewhere. I am glad that they have begun the new clubhouse and pool area, we were impressed with the activities being offered at the time and are sure it is going to be a very nice community when finished.

Seasons did have Chinese dry wall, my parents were going to buy a house in that community a few years ago and the inspector said that everything would need to be replaced in the house, plumbing, electrical , all the appliances because of what ever the Chinese dry wall is made out of, it eats thru everything. I believe that most if not all of the house in Seasons were torn down to the cinder block and rebuilt. Always ask your relator questions and always have a home inspection.

And I said "There was no evidence of that drywall in the original homes there and the new builder AV is building a great home."

They were NEVER fully built nor marketed. There were scattered sheets that got mixed in with the regular shipments that got installed but never sold to the general public. You implied "lot of homes built". Not to split hairs here but your words can be taken as a generality which would be incorrect at best. Kind of like saying my xxxx brand car had problems so all xxxx cars have problems. Be careful how you word something about a company, they have deep pockets and hungry lawyers.

Thanks for all the info about the c.s.r....I do believe vitalia is now in the process of building brand new homes we will be looking at them, however if mom is interested in a re-sale we are hoping the engineer will be honest if there is c.s.r in the home.. We will be in this area in April to see if this will be a place for mom.
