I got my update directly from one of the sales reps. And yes they are the spec homes. Couldn't think of that name lol sorry

Curious about which homes and what was the reduction. I won't pretend to know anything about their business but I find it strange they would reduce the spec homes while raising new construction costs. We have our second "meet the builder" meeting tomorrow - not sure what the GC knows but I will ask.

One gulf stream went from $259,970 to $245,970. Another gulf stream was $254,870 reduced to $248,870. There was a waterview - from $303,216 to $290,216. Finally a St Tropez $345,985 to $332,985.

Interesting. The only two that I have followed (an Admiral and a Coral Reef) have not moved.

FlaLadyB - as a realtor, do you know why a builder would lower prices on a spec house yet raise prices on new construction? I would think that raising prices on new construction would help me move my inventory without the need to lower prices. To me it does not seem logical to reduce prices on what I've already built yet raise prices on what I haven't. Than again, perhaps this is why I'm in the coffee business and not new home sales.

I know you're looking for FlaLadyB's input but my thought is that they are very close to selling out phase 1. They probably want to move these homes quickly as they are nearing completion on construction and they probably don't want the overhead / risk. There are 16 lots remaining in phase 1 according to the last update I got.

Phase I is very near completion on two Villages and Minto would like them to be turned over by year's end. I am sure they are offering incentives to make that happen. They have had incentives from PGA in the past and are offering a golf package with their $99 Getaway deal as well.
