Hi...I'm new to the blog. I wanted to chat with some people that already live in Tradition. I want to know how you like it. I am looking to move there in a year(ish).

Becareful with them. I just helped a neighbor to deal with Tradition Master Association. They are rude and mean. I was shocked and angry that I live in this kind of community.

Guess it depends on what you had to deal with them FOR....

Usually it's non payment of dues by the owner and the cable and Internet being cut off after they are well in arrears.

The dues were always paid on time. The problem is that neighbor is an elderly couple and not good at computer. Recently, due to switch of the bank account and they enter the number that is $10 short for two months in a row. Tradition Master Association didn't send any notice or a warning letter. They just send in a letter yesterday and ask for that $20 and $50 late fee ($25 for each month). When I called, the lady claimed that they have every right to do so.
Yes, they do. But they should have sent a warning letter or a late notice when my neighbor made their first mistake. They didn't. They sent the bill on Thursday and threatened another late fee if it wasn't paid by Monday. They only gave them two business days to figure out what is going on.
They have no intention to help or assist or work out problem with residents in this community. So I am angry and disappointed at myself that I choose this kind of community to live!!!

If the cable and internet were only penalty, I will stop paying them too. I don't want to support such an organization.

For anyone who wants to move here, there are two association fees to pay. Each community has their HOA fee and then, Tradition town has a master association fee.

You will love it in Tradition but don't wait too long as homes are being gobbled up faster than a Thanksgiving Turkey.
It is a beautiful planned community with most of he essentials already built and many more to come, ie, hospital, retail, business, etc. So far, and in my opinion, it is the best kept secret on the Treasure Coast.
Not to mention it is a perfect time to buy here if you have not already. Prices are less than half of the original sales price in 2006-07 for Short Sales and very reasonable for non bank owned.
Our HOA could use a little fine tuning and less gestapo tactics but that will come. They seem to be trying to do the right thing for our gated area but the jury is still out from my perspective.

HOA fees - there are actually 2 HOA fees. One is the main Tradition community that includes the cable and Internet service plus takes care of the community in general such as the parks, the areas NOT within any HOA, and much more. That is handled by Fishkind and Assoc. and is $158 per month. Every homeowner in Tradition , regardless of which community within Tradition (there are 8 HOA's), pays the same amount.

The HOA for Heritage Oaks, for instance, is $151.66 a month. That comes to a total of about $310 a month.

In addition to that including basic cable and Internet, it includes lawn and shrub maintenance, lawn sprinkling (and the water used for that ), the common areas, clubhouse, swimming pool, spa, gates, and money set aside for improvements.

As for sales in Tradition, yes... they are hot and heavy. Most homes are on the market and in contract in a very short time if priced correctly. This past week, I know personally of homes were gone in less than 3 days on the market

There are three types of additional fees for Tradition:
1. Tradition master association, $158 per month. Pay $10 extra if you want to pay on line. $10 charge can be avoided. This is where my neighbor made a mistake, costing them $50 to correct. Thanks to master association.
2. Our HOA fee is $232 per month.
3. Additional tax for the community, cost me around $100 per month.

So total ADDITIONAL cost for me is around $500 dollar per month. You can't opt out their cable and Internet service because the developer made a deal with hometown cable.
I don't mind to live in a HOA community. But dealing with two on top of city regulation is a bit too much for me.
