Hey has anyone received their tax bill yet? I see that they downgraded my home for tax purposes but I have not seen how much I will owe. By my calculations it will be a big savings.

I spoke to a Realator friend and he assured me that though it has been devalued the actual value should not go below what I paid for the house.

Don't want to hijack your thread, but this reminds me to ask if Florida gives retires a break on property taxes?

Yes but that was kind of rude don't you think? Oh and here is the status. Oddly enough I went on the tax assessor site just after my post and found that they posted another plan for how your taxes will go. On one example I save $1,200. Hopefully they will make up their minds and send the bill soon. I like to pay my bills on time.

Default Property Tax

Hi there

I got mine and my value went down 35k, but my taxes only went down $200, however I rent my house out so I'm considered an investor.

The house next to me sold last year for 30k under my assessed value, so they are still appraising houses high.

So you got the actual bill or the letter with the two plans that says this is not a bill do not pay?

Scroll down to Florida. It depends on your income. If you already live here and claim homestead, you won't get an additional tax break. Here's a link to the Florida Dept of Revenue where it lists all the exemptions allowed.

Yes, I got the actual bill in the mail. I don't get homestead b/c of the fact I rent it out, though, so it will be different for you.

Don't forget you can also challenge the actual cost they use as well. I did try that last year, but didn't have enough proof b/c the only proof I used was that my neighbor's house had sold for much less than what they used as the value for mine.

Here is good one... I have a canal lot in Crystal river..They have a 3 year look back period to find like
properties that have sold to place a value on yours..OK, that's fair enough, Last year I called the assessor, one sale in the past three years..It was high..he based my value on that sale..OK, I asked him
what about next year( that is this tax year)..he said . so far we only have one sale at 125,000..If thats
it, that's what we will have to go by..Fine...Well, guess what..They went into another high end deep water development nearby..are used "those" lots to value my lot..No comparison here between these lots..which..she did agree to..Her response was the state of Florida will not except that 125k lot alone
to base your taxes on..and I went round and round on the phone with her and got nowhere..ITs the
point of the thing that really kills me..they play by the rules as long as the rules benifit them..I'll pay
my fair taxes..but the system has too be fixed...I'll know they will raise millage...but at least they will
have to face the public..

I know, I have the same issues. You have no idea how much it makes me mad that I have to pay more taxes on my house than the people across the street who have a pool and a second floor addition that was just done. Because I bought it later than they did and b/c I can't get homestead since I rent it out, even though it's my only residence...
