The price of houses in the Portland metro area is out of sight. I can sell my house in Troutdale easily, but I cant find any houses anywhere in the metro area I my price range. Houses are much cheaper in Riverside County California the here, so I may have to live there. in ths sunny weather.

Well, this issue applies to a lot of people with houses here. They could sell their house and cash in on the rising property values, but then where would they move to? I guess if you want to completely relocate to a LCOL area further away, then that's great. But after you account for realtor fees and closing costs, it probably won't be worth it just to move to a different part of the city. And with rents so high, selling and then renting in the city may not be great either. As far as the OP's situation, I would guess Troutdale housing prices are less than Portland...so while your property may be worth more than it was before, so are most of the houses in the city of Portland.

Yep, unless your income has gone up substantially or you're significantly downsizing, probably the only thing you could afford to buy is another similar house in Troutdale or another edge of the metro area Eastside suburb.
