I've been looking at real estate prices in the Punta Gorda/Port Charlotte area and am wondering why are there so many condos for sale and prices so low on Westchester, Sandhill, Loveland and Rampart Blvd.?

I think the answer is
1. prices dropped all ropund
2. there is an abundance of condos
3. homes became so cheap that people werent buying condos full stop
4. they have a longer way to go to catch up

personally condo/apartment living just doesnt appeal to me. i like my own pool, ,my own yard and no neighbours

HOA fees
The banks don't like to finance them..they require a larger down payment for a condo than they do for a single family house.

There were also a lot of short sales and bank foreclosures in those particular communities, and the prices reflect that.

A few are not in desireable areas
There are better buys in other areas
Listing price vs. square footage
Rampart Blvd., some new ones have high CCD fees and on mkt a long time
High HOA fees at some complexes
All those roads are high traffic

Try Crystal Bay and/or North Shore at Crystal Bay over at Lake Suzy just off King's Hwy. It is DeSoto County/Arcadia, but they are very very nice, well managed and lower taxes and tucked away.

In Sarasota Condos have made a great come back. Prices are up almost double from the very low.
