What's the general opinion of providing a one year home warranty on a home you're selling? Think it helps to sell quicker?

Curious what folks opinions are, if anyone has use these companies, and if so which companies are good/bad, etc.

Realtors? Anyone?

We plan on offering one when we decide to sell our northern home. They don't seem to cost much and I would think they definitely offer peace of mind to a buyer.
My in-laws bought a somewhat new house (about 10 years old) that came with a home warranty. Even though the appliances were only used a few years (the house sat vacant for half its existence) they used the warranty when the stove had issues and I believe some other reason as well.
I see no negative in offering a warranty.

Right now, in an appreciating market where homes are selling fast (if priced right), I don't think there's a need to offer one. In a buyers market, sure, everything helps

I agree with HH. The market is really good, for the most part, for sellers. Two or three years ago the home warranty may have been more of a hook. But, if there are several homes in your neighborhood for sale and you feel you need that little something extra, offer the buyers the home warranty. It could be a wise investment. As I like to say, one size doesn't fit all.

The market isn't all that great in NY where we'll be selling. To call it "flat" would be being kind.

Then you should probably be asking this question in the thread relative to your "home" area. The answers will likely be much different than down here, where it is very much a sellers market at this time.

Ive had people use American Home Shield: https://www.ahs.com/

I don't think it's going to make a huge difference as far as making it sell quicker. It will just provide a little piece of mind when they buy. I've never had a buyer chose one home over another due to a home warranty that was provided.

As a Texas realtor and also a purchaser, a home warranty never played into my decision of whether to purchase or those I have assisted in sales. If have told purchasers that if they wanted one we would request it in the contract but I have never had one requested.

My take on a home warranty, and this simply based on my skeptical, cautionary personality, is that it might sound great, but what will they actually cover if/when it comes time for a claim and how much is the deductible. If the water heater bursts, are they actually going to pay $800 for a new one installed and any damage from water? highly doubt it. Warranties & protection plans all sound great until it's time for them to pay up.
