A contractor informed that I can clear the lot without permits as long as I don’t touch the palm trees. I called PC and talked to a rep that said you need a building permit to clear the lot. I’m confused in terms of keeping the palm trees will allow me to clear the lot the contractor? Did anyone clear their lot in PC recently?
It takes months and lots of money up front to get engineering, site plan, etc for building permit submission. Then once building permit is in place, then I can apply for a clearing permit? Why can’t I just clear the lot and leave the palms alone if it’s allowed in PC?

I'd suggest going down to fishville and renting a boat just to see how long it actually takes you to get to open water. We looked at a couple of really nice lots down in Burned store and despite how pretty they are, I wasn't up to a 45 minute no wake boat ride to get to open water.

We are in the process of purchasing a lot off of Edgewater with no bridge so instant access to open water. Those lots are in the $200K range and then to put a house on it we are finding the building costs alone are upper $400K- $600S. Builders are severely backed up (Timeframe to build is around 16 months) and even more difficult is getting supply of lumber and other building supplies.

trust me its beyond crazy right now. I estimate I have had over 60 enquiries since jan 1 !! I am fully booked for this year and still getting people asking for next we also have 3 million dollar homes in permitting, design or enquiry stages .......unheard of


as for materials prices go up , availability goes down. windows now 28 weeks !!!! I came up with a partial solution which the county agreed to, now I'm on plan B

Materials rising, multi-month building wait, 28 week window backorder. Holy Smokes! Glad I bought when I did.

What is the situation with remodeling and building on the O'Hara neighborhood at the end of 2023?
Are we still waiting 28 weeks for windows supply, several months for building permits and unable to supply lumber
or roofing material ?

I'm looking at purchasing a home south of O'Hara on sailboat access canals and the Manchester Waterway. There are a few lots as well as houses for sale, but I wonder:
What is the timeframe estimates for building and remodeling?

Has anyone any experience building a home or remodeling in the area recently?

What has been your situation?

time frame for me right now on a new home is 15-16 months.

1-3/4/5/6 months for design (a lot of that is down to the client)
2 months permitting
12 months start to finish build time

materials are a lot , lot better time scale wise. labor is till a challenge. I built a home on Ohara a couple of years ago.

dont ask me on remodelling, i dont do it.
