Hi there,
My husband and I are new "empty nesters" and want to move from Sioux Falls, SD to North Carolina. My husband is a commercial loan officer and will be trying to settle into the Raleigh/Cary area to work. We would like to live in a town a little smaller and a little more affordable than Cary. Would anybody be willing to give their 2 cents on suggestions of towns to stay away from or towns/areas that would be more desirable?

Honestly, they are all so similar so as to be almost indistinguishable in a side-by-side comparison. Morrisville and Cary are definitely more developed, but most of the offerings are the same across the boards. I would suggest you hold off buying anything until you know where your husband will be working, that would help narrow your choices down to something more manageable.

I think town size is irrelevant. Cary is 160k+ people, but geographically large. Schools are county based.

IMO Apex, Holly Springs, etc seem much busier than Cary because they have less shopping, restaurants, amenities, etc.

Totally agree. Without kids in the equation, there is zero reason to rush into buying a house. Rent and explore the area and decide on your perfect fit.

Agree that you should rent first. I bought right away when I moved down here, since I knew I'd buy eventually and didn't want to move twice. I like where I am living (Morrisville), but now that I know the area a bit more, I am aware of some other neighborhoods I think I would have liked a little better.

We are in the same boat but jobs aren't a factor newly retired. Don't need anything big as our kids are are in area. Ready to downsize and enjoy life

What kind of town are you expecting? The Triangle is very suburban and car oriented. Fuquay-Varina, Apex and Wake Forest have cute to semi-cute, if small, downtowns. Is that important to you? Where will your husband work? I would assume traffic is much worse in the Triangle than Sioux Falls, and it is very spread out. How much are you expecting to pay for a house?

The definition of "affordable" is important.

Cary and Apex are about the same price ranges.

Holly Springs and Fuquay-Varina follow behind.

If the budget is difficult, Garner and Knightdale are options, and with pretty good affordability.
Both with good access to Raleigh for a commercial lender.
I like Fuquay well enough, but might choose one of these two for quick access to Raleigh.

401 goes directly from Fuquay to Raleigh. So where one lives in Fuquay and works in Raleigh might make the trip reasonable.

Sure.
Similarly with Knightdale and US64/264.

I always feel like 401 during drivetime is a pain in the neck down through Garner.
