I will be moving to the Triangle Area soon and am in the process of looking for a new home. I currently live in FL and have a 5 acre property with a six stall barn. I can't decide whether to try to find another small (or smaller) horse property or buy something close to work and board the horses. I will be based out of Cary (on Tryon Road near Hwy 1). I can't really seem to get a feel of the area and commute times. I found some properties in Angier, Sanford, and Fuquay, but can't decide if the commute is too far.

Which will suffer more: You for the longer commute, or the horses because you may not see them as much? This is one situation where I recommend the longer commute.

There are horse properties, with price being the major factor.
You can commute to New Hill, Moncure, etc., down US 1 from Tryon Road and get into some nice properties in 25-35 minutes.
Again, it is all about price...

There are a lot of small farms down where I live (about 6-8 miles southeast of US 1 and Tryon) but I never seem to see any for sale. Perhaps the developers snap them up right away to put in new subdivisions. A few of them have horses, but mainly it is crops. There is one horse farm that I drive past a few times a week. It is located on Blaney Franks road, north of Ten Ten and south of Penny.
