Scenario:

Two houses are for sale.
Both at $300,000.
Same builder.
Same street.
Same floor plan.
Etc...

Buyer and agent have an agency agreement (smart Buyer!), wherein Buyer agrees to make up any shortfall in offered cooperative commission if it is below 2.5%, to pick a number.

Property A listing agent is offering 2% co-broke.
Property B listing agent is offering 2.5% co-broke.

Ergo, de facto, Property A listing agent is adding in 0.5% to the mix for additional Buyer expense, Buyer may logically choose to forego seeing Property A, particularly if their cash funds are limited.

Buyer's choice. I would show it if they chose to see it knowing that they could end up out of pocket more up front than if they selected Property B.
Many Buyers decline to view.

Seller is smart to confirm that the offered cooperative commission is equal or more than the amount in the listing agreement.
It is unfortunate that the OP was more comfortable coming to a forum rather than just asking the listing agent to forward a copy of the MLS listing showing the offered BA commission.
