We are headed out this weekend to buy a house for our son. We are looking for a small single family (ranch is preferred) or possibly end unit townhome in southern Wake County or northern Johnston County. Raleigh & Garner are out. We are thinking western Clayton, southeast Apex, Holly Springs, Willow Springs and Fuquay-Varina. We would like to keep it under $120k and must be less than 10 years old.

Suggestions?

We checked out Clayton and found 2 worlds. We were horrified by the neighborhoods (in the under $130k price range) in central and eastern Clayton, but loved the more rural western part. We were horrified by the neighborhood next to downtown Fuquay-Varina. We liked some in Willow Springs. We made a list of 7 that we really liked and 3 were taken out from under us today. What the heck! We are going with our Realtor tomorrow to try to bag one of the remaining ones, if everything works out.

There are some brand new town homes on boling street right off 70 business (south of) in western clayton. Boling is just past McCall's restaurant. Unfortunately, I dont recall offhand the name, but its about 1/4 mile in on the left and I believe they may have an open house going on and somewhere in the low 100k's. They may be worth a look.

It looks like all construction has stopped. It looks like a troubled development. Realtor says there have been some short sales. Boling is not an option, but thanks.

One thing we noticed at the houses in Willow Springs and in parts of Clayton was how sandy the soil was. It looked like the beach in some yards. Why the drastic difference in such a short distance from the Triangle? The soil I see in the Triangle is very red hard clay.


Also, I just noticed that almost all of the posts in this thread are now gone. There was some good info in there. We have put in an offer on a home that ends up being a short sale. If anyone has any info on what normally happens in a short sale, I would appreciate it. We are told the lender and investors have already appraised the home and agreed upon what they will accept.

Oh wow, good luck!

We just moved into my boyfriends house 3 weeks ago which was a short sale. His offer was immediately accepted ($5,000 under the asking price) around January 17th and was suppose to close February 17th. The bank wasn't ready and said they needed a couple more weeks. Well that came and went and they said they needed until the end of March. We waited and waited. He finally closed on the house a month ago. After the closing we found out the bank was trying to get the homeowner to renegotiate his mortgage just weeks before my boyfriend closed on his house (after waiting for it for a couple months). The process was VERY frustrating, especially with him being a first time home buyer. In the end he saved $28,000 and it was very worth it. It was really nerve racking just wondering if he was even going to get the house and this was all for nothing. Just be prepared for a lengthy process. Hopefully it will go smoother for you guys. It's in the banks hands...
