Chuck. You will probably be looking at Fuquay Varina if you want something newer in that price range. Cary will have some older homes but mostly resale ranch under 2,000 sf. As you get closer and over 200k you can start getting a larger 2 story home. Pretty much the same with Apex. You can find a nice decent townhome or cluster in Cary or Apex between 150 and 200K.

We only got three people and one cat, and we need main floor bedrooms because one of us walks with two canes. Presuming the house is in sound condition, not right up against the freeway, etc, etc., 1400-2000 sf and ranch sounds *just right*. Thanks!

Sorry. Didn't mean to sound negative. The original poster was looking for something newer so I guess I just assumed your were interested in the same thing. One should never assume I guess.

Getting back, if you don't mind something that needs work, then you might be able to find something in Cary or Apex.

I just hope they don't need /too/ much work. I'm working up preliminary plans based on 225k-250k as a total budget, as that's what we hope to sell our current house here. Allowing for the expenses of the close-out here, the move, and renting a place while we househunt/get the house ready down in the area, that means we can't afford much work at all done if we paid 200k for the house.

So, 175k and needs a moderate amount of work, doable. 200k and needs new paint and carpets and a fumigating & cleaning, but no real work, also doable. 200k fixer-upper, nope. 150k and needs lengthy work, probably nope as well.

Here's hoping for a nice 30-year-old house that didn't get the dry rot in it or something.

I think you are in business, at that. Just a matter of selecting one in a good location, location, location.
The biggest things you will find are hardboard siding and polybutylene pipe, neither of which is an automatic deal-breaker, particularly in a rancher.
But I think you might find something cute that just needs your flavor and influence, and minor bucks to be yours.
