I wasn't trying to demean Del Webb, they're probably the most successful 55+ communities there are. Just not for us. But the small, high quality (with enough upgrades) single story homes on small low maintenance lots are exactly what we want - and the 55+ are almost the only builders offering that. Resales that match that criteria are very thin. So a smaller 55+ looks like the best option for us - best of both worlds. That's the essence of my POV.

A lot more comes standard on Epcon homes, they competitively priced if you want better quality finishes. And though the exterior color palettes are the same unfortunately, at least the Epcon elevations look a little more varied than Del Webb. OTOH, the number of models and layouts Del Webb offers (11?) beats Epcon's 3. Fortunately we like the Epcon layouts.

Toll is offering what you are describing in their Regency subdivisii9. There's one in BCCC that has resales, and new builds in Apex. There may be more. . .

I did not take your comments as demeaning at all. We just preferred this community over the Epcon in Cary. While we love our home and the friends we've made, we are not 100% certain that we'll stay here after retirement (prob another 3-5 years). We miss having a mixed age neighborhood and often consider returning to coastal New England. Best of luck with your move.
