Searched but have not found a good answer to this one.

Any developments doing the Small home but well appointed" in the Raleigh, Cary, Apex, etc area?

Looking for all hardwaord floors, nice kitchen, neighborhood amenities, 4 beds, great schools, but under 2,500 sq.ft.

I have had bigger houses but they are not for me. Would flex up to $550k for something perfect.

4 bedrooms and "small" don't usualy go together, do they? I can think of some models from the 1970s that might fit that description, but if you want newer construction, I'm guessing that 4 BR will be over 2500 sqft. Your budget is no issue at all, in either case.

BTW, RTP (not "the RTP") refers only to Research Triangle Park, the large cluster of businesses between Raleigh and Durham; the area in general is known as "the Triangle"

What about Renissance at Regency Cottages? Looking at their website, they are 2600-3100 sq ft, $400K+, and maintenance free small lots. Located in Regency Park area of Cary.

Thanks. Was going for the "The OC" thing and flubbed it.

Is the area best refered to as the triangle?

We're building a Garman home and have had good luck with the process. Garmanhomes.biz. There are a few plans that might fit your needs. We looked at MI homes, too and they also had some nice plans. A lot depends on where you want to live within the Triangle.

Similar description but smaller homes and pricetags are the Toll Brothers Regency homes at Brier Creek Country Club. They are also selling out some other section with larger lits, no maintenance and higher price tags.

If you are looking for 55+, Carolina Preserves at Amberly (dell Webb) fits your requirements generally. There may be other homes that are not age restricted in Amberly y, too.

Took a look at the development mentioned above and it seemed more retirement.

To clarufy, I have 2 young kids so would like a development with younger families.

$$$/SF tends to rule the market, and it has been difficult to break that mold.
Your upgraded appointments in a 2500SF, 4 BR home, are a little outside the mainstream, and so there are not a lot of places where such homes are built.
$500,000 and 2500SF = 200/sf. That puts you into historic home territory, where you are paying for the dirt more than the house.

And if I have that correct, 5 points, Cameron park, and surrounding areas are the historic areas where the dirt is more valuable
