As more development comes in, Holly Springs will continue to get better and improve. But they really need to work hard on development even more as the economy improves. 540 and some of the larger franchies will do a lot of good to bring more people in H.S.

There's so little land left in Cary and Apex, that H.S will finally start to reap the benefits it should have before the downturn in the economy and market.

I wouldn't hesitate to move back there if I needed more house for the money and a place for a growing family.
Holly Springs reminds me of Cary, when I lived there about 30 years ago!

My wife and I have lived in HSP for 6 years and yes we live within 10 mile of a nuke site and if anyone has done any research or has failed to see what happen in Japan. We are all doomed in Wake County if something catastrophic were to happen. With that been said, we looked at PV and other subdivision within Cary/Morrisville area as we were searching for a new home but after visiting other areas we found ourselves always comparing the other neighborhoods to 12 Oaks. Hints we are in the final stages of building our home here in 12 Oaks. It comes down to what you and your family love and weigh your options. Then again my wife and I are both from small towns and Cary has lost that feeling to us. Your more than welcome to contact me or come out and visit our homesite in 12 Oaks.

does Preston have mandatory membership initiation fees? Or just the typical monthly HOA dues. What about 12 oaks?

Preston Village has an entirely separate HOA from the other parts of Preston. Typical HOA dues for pool and community features.

If you wanna join the CC, there are initiation fees/membership dues.

Dunno the specifics for 12 Oaks.

At the beginning of the year when we considered 12 Oaks, the social membership(which is required, I think) was $60 per month. I don't remember the details of the full membership.

it is still the same i think. Maybe 65 for social and 35 for HOA in 12 oaks

I'm curious about the main areas of Preston (not separate PV).
I heard HOA was $340/year. Does this include pool and tennis?
Are there mandatory golf initiation fees?
