Has anyone dealt with these people? We are looking to buy or lease purchase a property. And we went to there web site and they have a property we like and it says lease purchase available. I call and ask to see the property. We go and see it and we like it , but it has no garage . We will have to build one because it has no basement or anywhere to store things and being a family of 4 we have alot of stuff. I must consider around $20,000 to build a 2 car garage. I have asked several times for the price and this guy insists on me filling out this application and giving him $35.00. I told him I just want to know the price if its to high we will not need go any further if it's not and we dicide to make an offer at that time as in all real estate purchases i will provide my pre-approval letter. He wil not call the owner to ask him the price. They already dropped the monthly rental price by $100 , so they are obviously having trouble renting it. Now the owner has no idea that there is someone interested and the property sits vacant another month. I would be pissed to say the least if he was managing one of my rentals. I am about to pull the tax records and just contact the owner direct and i will bet he will be shocked that this manager just lowered the price when I was willing to rent it at the old price. All I simply wanted was the purchase price , because we would be buying it right away or we could rent to get in quickly and than purchase it in a few months. Any comments.........

The $35 for what?
I thought you were going to purchase it?
Is this the property manager?

If the "manager" is an agent, i.e., acting for or representing another person, he must be licensed and has to work through a broker-in-charge.

Call the Broker-in-charge with your issue.

If the "manager" is representing another party and is NOT licensed, this is possibly illegal.
Call the North Carolina Real Estate Commission.
FAQs

Do NOT build a garage, or do other improvements on a Lease/Purchase property (or any other property) until you own the property.

There are tons of scammers working Lease/Purchase and lots of people losing money to them.

Undoubtedly, the $35 is the charge for the credit check/application fee.

The representative is of a "rental" mindset, rather than thinking that you are purchasing it. (Or, maybe, he wants $35 to buy a nice dinner)
