What is an area or areas that would offer a below average commute, is relatively affordable and has good schools? A commute could be to any employment center and I say below average commute due to seeing that the average commute in the area is 25.5 minutes. By affordable, I mean below the county average.
I tried really hard to come up with something clever to say, but nothing came to me.
What price range do you need? What kind of living arrangements do you seek? Is living in an area that is less desirable okay with you? Need.More.Info.
Below the county average reads as cheap and you get what you pay for. Anything in West Raleigh/Cary, etc is closer to the job hub, but Cary and Morrisville are expensive. Perhaps try Durham County.
Below average commute to where? I don't think there's any one area that can guarantee that no matter where you work you're commute will be less than average. The Triangle is rather spread out.
I must be the only one who has co-workers from Holly Springs that regret moving there? Its mostly about commute times and lack of access to restaurants, shopping, entertainment. SW Durham gets you 2 out of 3 things and at least has good access to all areas of the Triangle.

Impossible to have a meaningful discussion about commute times without a specific destination in mind. There is more than one employment hub in the Triangle. Depending on what you do for a living and where you get an offer you could easily need to commute to downtown Raleigh or RTP or downtown Durham, or a Hospital or university over in Chapel Hill. There are also countless office buildings all over the suburbs and bedroom communities that employ thousands of residents. There is no one place that offers a below average commute to all of those places. You have to be able to narrow things down geographically first to have this discussion.
What about the commute to RTP, NC State, UNC or Duke? How many toll roads are there in the area? I saw a house in the Holly Springs and while the home was below average in price and more in line with prices in my current area, it appeared to be in the middle of nowhere.

Get a local map. Draw a 20-mile radius around each of your points. See where they overlap. Live there.

I've lived all over the country and, generally speaking, there is an inverse correlation between average commute time and average housing prices.
You can luck out here because there isn't really one central business hub. However, in order to determine your commute time, you'd really need to know where you're commuting to and then draw a radius around that point to narrow down housing options.
