Hi I have a friend who just bought a home in raleigh that has major water issues. Its on a well, but the water is brown and there isn't much of it. They didn't get an inspection, but the property disclosure doesn't list any water problems. The neighbors have written/email/text correspondence from the previous owners about the water problems that they will give to my friend. I'm trying to convince them to go to an attorney. Is there anything else they can do? Thanks,

I'm gonna guess they didn't use a realtor for this purchase, either?

PS - you might also consider posting this in the Real Estate Forum, noting that the property is in NC. There are some very savvy folks over there.

They should get the well tested, for sure. They need to assess their drinking water supply.

Several possibilities on the well problem and most of them not good (expensive)! Failure to get an inspection-priceless and possibly a very expensive lesson! The property disclosure is often not worth the paper it is written on. Often they just put "no representation."

I guess it doesn't matter but the reason I was asking is that if they got a home inspection but didn't get a well inspection, it would seem that the inspector would have noted the brown water. Could it be that the water heater is the problem? And...if he didn't get the well inspected, does that mean he didn't get the septic inspected either?

if the NC Residential PRoperty Disclosure said "No" next to " Are there any problems with the water supply" then the Buyer should contact an attorney immediately. After - as Mike noted - they get the water tested to know whether there's an issue with their health and safety first.

if the answer was either No Representation or left blank, caveat emptor.
